About the event

In this presentation, we will discuss the ins and outs of Code Section 1031. Starting with the basics, we will review the major guidelines that the IRS requires in order to have a fully tax deferred exchange. We will then transition into the tax and non-tax benefits of performing a 1031 Exchange, and how we are currently seeing our clients in this market take advantage of 1031 Exchanges.

We will also address current hot topics such as: the impacts of seller-financing in a 1031 Exchange, how to structure exchanges with separating partners to minimize risk from the IRS and CA FTB, how to successfully structure and complete a reverse or build-to-suit exchange, and how to purchase your future Primary Residence or Second Home using Revenue Procedure 2008-16.

Learning Objectives:

1. Review of Section 1031 of the Tax Code, including terminology, qualified use, holding period issues and the use of an exchange company.

2. Learn about Exchange Structures.

3. Discussion of Assembly Bill 92 and its tax implications on investors that leave the state of California.

About the Speaker:

Jordan Phillips is a Vice President with Investment Property Exchange Services, Inc. and he resides in Southern California. Jordan’s role is to educate and guide the real estate community through the 1031 Exchange process. His guidance comes in the form of structuring, coordinating and procuring all types of exchanges, including: Delayed, Simultaneous, Reverse, and Build-to-Suit. Jordan frequently speaks to real estate professionals on the key points of 1031  exchanges, while additionally covering ways to preserve and build wealth by utilizing exchanges. Before joining IPX1031 Jordan worked as a commercial real estate advisor where he represented clients throughout the Western United States. Jordan received his B.A. in Economics from San Diego State University, and his J.D. with an emphasis in corporate law and tax law, from the University of San Diego.
